Roofing works on occupied supported housing carry a particular responsibility. The residents living in an Enhanced Supported Housing scheme are often among the most vulnerable people a contractor will work around, and the demands of safe access, noise control, weatherproofing and clear communication are more important when the building cannot simply be vacated for the duration of the works.
Roofing Advisors were appointed by Viewpoint Housing Association to deliver a full roof renewal at a large flatted development in Bruntsfield, Edinburgh. The scope covered the replacement of two single-pitched roof sections using Marley pitched roof tiles, alongside the installation of a new insulated Sika flat roofing system over the common stairwell area. The project was completed within an 8-week programme, finishing in June 2026.

Given the building remained fully occupied throughout, perimeter standing scaffold was erected to the flat roof areas in lieu of standard edge protection, ensuring safe access for our operatives while minimising the footprint and disruption to residents. Access, welfare and waste management arrangements were established in line with our standard approach to occupied residential works, with daily site management overseen by our Site Manager throughout the programme.
As is often the case when stripping back existing roof coverings on an older building, the full extent of underlying defects only becomes apparent once works are underway. A site audit identified a number of issues requiring additional attention beyond the original scope, including further sections of rotted verge fascia and additional soffit board replacement. Addressing these issues thoroughly as they were identified - rather than leaving them unresolved - was essential to delivering a roof that will perform reliably for the Viewpoint Housing Association residents for years to come, and the works were extended by two weeks of additional preliminaries to accommodate this.
Throughout the programme, works were carried out in line with current HSE guidance and CDM Regulations, manufacturer specifications, and Scottish Building Standards, with daily weather monitoring in place to protect the building fabric at every stage.
The completed works have given the Bruntsfield development a fully renewed roof - new Marley tiles to the pitched sections, a new insulated Sika flat roofing system over the common stairwell, and comprehensive fascia,soffit, sarking and ridge detailing throughout. For a building housing some of Viewpoint Housing Association’s most vulnerable residents, a weathertight,well-maintained roof is not a cosmetic improvement but a fundamental contribution to residents’ safety, comfort and wellbeing.
