Project Outline

Roofing Advisors acted as Principal Contractor for the Balmwell Terrace re-roofing programme, delivering a carefully phased 26-week refurbishment project across a large residential block totalling 1,366m² of flat roof.

The existing standing seam roof system had been subject to persistent water ingress for several years, affecting residents and internal finishes. The agreed scope required the complete removal of the defective standing seam covering back to the original timber deck, replacement of rotten/damaged timbers and installation of a new Sika Sarnafil single ply warm roof system in line with the manufacturer’s technical specification.

As a live, fully occupied residential site, the works demanded meticulous planning to ensure resident safety, access and comfort were maintained throughout. Resident liaison was a daily requirement, with communications provided in advance of scaffold movements, noisy works, or temporary access restrictions. Waste handling presented a further challenge, with all stripped material manually transferred to a telehandler and transported through shared common areas and car parks to skips located in a remote compound.

The works also included full encapsulation of parapets, replacement of a single-ply membrane system to balcony areas and the redesign and rerouting of internal rainwater pipes to new external drainage for long-term performance. For this project, a new roof safety Mansafe system was installed to access the varied roof heights.

Outcome

Completed in March 2025, this project delivered a durable, high-performance roofing solution using Sika’s Sikaplan system. The new installation provides enhanced thermal efficiency, improved weather protection and long-term resilience for this multi-residential property.

The quality of workmanship at Balmwell Crescent reflects a disciplined approach to sequencing, detailing and safety within a live residential environment. Following scaffold installation and safety inspections, the existing standing seam metal roof was carefully stripped in controlled sections to minimise exposure to the elements and maintain the building’s waterproof integrity throughout.

Any defective or deteriorated timber decking was replaced, with new plywood boards installed where required to create a stable and level substrate for the new roof system.

Upon completion, each roof underwent a comprehensive leak detection test conducted by our in-house Consultation Division. The finished installation achieved a seamless, durable and visually consistent roofscape — resolving long-term water ingress issues and significantly improving the building’s overall performance.

The successful delivery of this large-scale roofing upgrade has enhanced the long-term integrity of the development and provided complete peace of mind for the client.
