Project Overview

When a roof reaches the end of its serviceable life, a full strip and replacement isn’t always the most practical or cost-effective solution. In many cases, a properly engineered overlay system can extend the life of the building, improve its thermal performance, and minimise disruption - all without the scope and cost of a complete roof replacement.

Roofing Advisors were appointed to deliver a full roof overlay project at an industrial storage building on Wallneuk Road, Paisley. The works were completed within a 4-week programme, concluding in July 2024.

Scope of Works

Our Contracting division delivered a comprehensive roof overlay package based on the Steadmans AS30/1000 single skin overlay system.Works began with a full clean down of the existing roof and gutters, clearing dirt and debris and removing waste from site to prepare the building for the overlay programme.

The existing roof was then overlaid using a new clip and bar system, with a new vapour control layer and 120mm mineral wool insulation installed throughout to achieve a 0.38 W/m²k U-value - a significant thermal upgrade for the building. New AS30/1000 profile single skin roof sheeting was installed across the full roof area, with the existing roof lights overclad in matching polycarbonate to maintain a consistent finish.

Detailing throughout the project was finished to a high standard: new metal ridge flashing with a minimum 450mm girth, new verge flashing framed out with timber to accommodate the raised height of the new roofing system, and new termination flashing installed to the neighbouring adjoining property. Dektite and soaker flashings were installed at all roof penetrations to ensure a fully weathertight finish.

Drainage was renewed in full, with a new weatherfast membrane-lined gutter system installed based on the CGL membrane lined system -complete with new eaves gutter flashings and outlets to suit. All outlets were jet washed on completion to confirm the system was running clear.

Site Set-Up & Preliminaries

As with any roofing project on an occupied industrial building, careful site set-up was essential to delivering the works safely and efficiently within the tight 4-week programme.

This included access scaffolding to the full perimeter of the roof area with protection above door entrances, sacrificial netting, welfare and storage facilities, loading and unloading arrangements, and SMSTS site supervision throughout. Air monitoring testing was carried out for the duration of the works as a further safety measure.

Project Outcome
A Fully Overlaid, Thermally Upgraded Roof

The completed works have given the Wallneuk Road building a fully overlaid roof system, finished with new AS30/1000 profile sheeting throughout. The addition of 120mm mineral wool insulation and a new vapour control layer has significantly improved the building’s thermal performance,achieving a 0.38 W/m²k U-value - a meaningful upgrade for an industrial building of this type and a practical contribution to lower running costs going forward.

The new membrane-lined gutter system, ridge and verge flashings, and termination detailing to the neighbouring property have all been finished to a high standard, providing reliable long-term weatherproofing for the building.

Delivered to a Tight 4-Week Programme

The full scope of works- from roof strip preparation through to final outlet testing was delivered within a 4-week programme. For a project of this scope, encompassing a full overlay system, new insulation, rooflight over cladding and a complete gutter renewal, this is a strong demonstration of efficient site management and well-coordinated subcontractor delivery.
