Project Outline

Roofing Advisors acted as Principal Contractor for the planned repair and renewal works at 249–253 Renfrew Street, Glasgow. The project involved the full strip and replacement of slate roof coverings, extensive leadwork, upgrades to rainwater systems, masonry repairs and refurbishment of the central cupola. Works were delivered within an 18-week programme.

Located within the Garnethill conservation area, the tenement remained occupied throughout, with residents and businesses using the building daily. Located on a narrow one-way street in Glasgow’s city centre and adjacent to a primary school, the project presented significant logistical challenges. All scaffold access, deliveries and waste removal had to be carefully programmed to maintain public safety, school safeguarding and continuous resident access- with banksman control and timely delivery windows to avoid peak school traffic.

Project Challenges

A narrow one-way city-centre street with no storage required a just-in-time delivery model. All materials and waste were carefully scheduled to avoid congestion and maintain pedestrian safety.

Profile and grade of surrounding roads: requiring additional temporary works considerations and logistical issues for transportation, including vehicle restrictions and careful crane positioning.

Proximity to a primary school and nursery: safeguarding and exclusion zones critical with noisy works scheduled outside school hours and daily checks to protect children and parents during peak times.

Fully occupied tenement: access and communication had to be maintained daily required ongoing liaison with residents and careful sequencing of works to minimise disruption.

Multiple roof areas increased the number of junction details and interfaces demanded precise coordination between slating, leadwork and masonry teams.

Winter working and weatherproofing during strip and reslate operations required temporary coverings, contingency planning and continuous monitoring of weather conditions.

Cupola refurbishment required bespoke access and conservation-level craftsmanship.

Multi-trade integration and sequencing under a tight 18-week programme, ensuring all trades were coordinated and milestones achieved without delay or compromise to quality and safety.

Outcome

Completed in December 2024, the project delivered a sympathetic and high-quality roof refurbishment that balances modern performance with heritage appearance. The completed works restored the roof using high-quality SIG Roofing (Gallegas 35 Natural Slate), Code 6 lead detailing and cast-iron OGEE rainwater goods to deliver both long-term performance and aesthetic compatibility with the building’s historic character and surrounding streetscape. The additional masonry and structural works were completed with precision, further securing the building’s future.

This project demonstrates Roofing Advisors UK Ltd’s specialist expertise in tenemental refurbishment projects across Scotland’s historic residential sector. Due to the location, complexity and workmanship of this project it was selcted as a finalsit porject in the Scottish NFRC Roofing awards 2025.
