Project Overview

Glasgow’s traditional tenement stock represents some of the finest domestic architecture in Scotland but maintaining it to the standard it deserves requires specialist knowledge, careful material selection and an understanding of the heritage context in which these buildings sit. When the works are significant enough to attract public funding, the bar for quality and sympathetic restoration is higher still.

Roofing Advisors UK Ltd were appointed by KSN Project Management to deliver a comprehensive roof replacement at a traditional tenemental property on Wilton Street, Glasgow, on behalf of James Gibb Residential Factoring and the Proprietors. The nature and location of the project was such that Glasgow City Heritage Trust made a funding contribution towards the works. This was in recognition of the building’s heritage significance and the importance of restoring it appropriately.

Works ran from January to April 2025, covering a 220m² roof area and encompassing a full slate replacement, bespoke leadwork, chimney reconstruction, cast iron rainwater goods, and external stonework repairs.

Scope of Works
Our Contracting division delivered a comprehensive roof replacement package, including:

Slate Roofing

  • Full replacement of the 220m² slate roof using CUPA H3 slate, supplied via SIG Roofing
  • Slate specification selected in line with the building’s original heritage and structural requirements

Leadwork & Flat Roof

  • New flat lead roof installed
  • Full lead flashings and skews throughout
  • Installation of a bespoke Cupola Rooflight - adistinctive architectural feature requiring precise fabrication and integrationwith the surrounding roof structure

Rainwater Goods & Drainage

  • Full replacement of cast iron rainwater goods, inkeeping with the building’s heritage character

Chimney & Stonework

  • Full chimney reconstruction
  • External stonework repairs to restore the building’sstructural integrity and appearance

Heritage Funding & Context

The involvement of Glasgow City Heritage Trust as a funding contributor underlines the significance of this project within its wider neighbourhood context. Heritage Trust funding is awarded to projects that demonstrate a genuine commitment to sympathetic, high-quality restoration and the works at Wilton Street were designed and delivered with exactly that standard in mind. The specification of CUPA H3 slate, cast iron rainwater goods and bespoke lead detailing all reflect the requirement to restore the building authentically rather than simply to repair it.

Coordination & Resident Sensitivity

Works were carried out on an occupied residential tenement, requiring careful planning and close coordination with the factor, KSN Project Management and the proprietors throughout. Minimising disruption to residents during a significant roof replacement programme demands disciplined sequencing, proactive communication and a site team that understands the sensitivities of working above people’s homes.

Project Outcome

Completed in April 2025, the Wilton Street project delivered a full roof restoration that meets both the structural requirements of the building and the aesthetic expectations of a heritage-funded scheme. The CUPA H3 slate roof provides a durable, visually authentic finish entirely in keeping with the property’s traditional character and the wider streetscape.

The bespoke Cupola Rooflight - one of the most distinctive elements of the project - was fabricated and installed to integrate seamlessly with the surrounding lead and slate work, demonstrating the level of craft and precision that complex heritage roofing requires. Combined with the new flat lead roof, lead flashings and skews, and reconstructed chimney, the completed works represent a thorough and sympathetic restoration of the building’s entire roofscape.

The project was completed within the agreed timeframe and with minimal disruption to residents as a result of thorough pre-construction planning and the considered approach of our on-site team throughout.
