Height Services Division Delivers Specialist Roofing Works Across Landmark Edinburgh Hotels

Roofing Advisors UK Ltd's Height Services division has been active across Edinburgh, completing a programme of specialist roofing and access works at two of the city's most prominent hotel locations, The Caledonian Hotel and Malmaison Edinburgh in Leith.

The projects were delivered on behalf of Klarent Hospitality at The Caledonian and directly at Malmaison Edinburgh, with our teams carrying out a varied scope of works across both sites within a demanding live hospitality environment.

The Scope of Works

Across both hotel locations, our Height Services division delivered a range of specialist roofing and building maintenance tasks, including:

  • Leak investigations - identifying the source and cause of water ingress to inform the appropriate repair solution
  • External decoration works - maintaining the appearance and condition of external elements at height
  • Gutter cleaning - clearing blockages and debris to ensure rainwater drainage systems are functioning correctly
  • Slate repairs - restoring damaged or displaced slates on heritage roof coverings
  • Bird netting installation - providing a discreet and effective deterrent to prevent bird activity and the associated damage and maintenance issues it causes

Each of these tasks requires qualified operatives working safely at height, often in areas of the building that are difficult to access without specialist equipment and planning. The ability to consolidate multiple scopes of work into a single mobilisation is a practical and cost-effective approach for hotel and hospitality clients managing ongoing building maintenance programmes.

Working Within Heritage and Landmark Buildings

Both The Caledonian Hotel and Malmaison Edinburgh are landmark buildings with significant heritage character. The Caledonian, situated at the west end of Princes Street, is one of Edinburgh's most recognisable and storied hotels. Malmaison Edinburgh, occupying a converted building in Leith, similarly carries a strong architectural identity that requires a considered approach to any external works.

Working on buildings of this nature is not simply a matter of completing the task at hand. It requires an understanding of the materials, the construction and the sensitivity involved in carrying out works on structures that are both historically significant and highly visible. Our Height Services teams are experienced in operating within this type of environment, applying the appropriate level of care to every element of the work.

Heritage buildings also present practical access challenges that require advance planning and the right combination of equipment and method. Whether that involves rope access, specialist platforms or the careful installation of temporary anchor systems, our division has the capability and experience to determine the right approach for each individual situation.

Minimising Disruption in a Live Hospitality Setting

Delivering works within operational hotels introduces a layer of complexity that goes beyond the technical scope of the job itself. Guests are present. Public areas are in use. The reputation of the venue depends on a seamless experience, and any contractor working on site is expected to contribute to that, not detract from it.

Our Height Services teams are experienced in working within live hospitality environments across Scotland and the UK. That means close coordination with hotel management and facilities teams from the outset, controlled access to working areas, careful management of noise and disruption, and a professional on-site presence that reflects well on both our business and our clients.

For hotel operators and hospitality asset managers, this matters as much as the quality of the finished works. A contractor that understands the operational pressures of a live hotel environment and plans accordingly is a significantly more dependable partner than one that does not.

A Growing Presence in Edinburgh

These projects form part of a broader programme of Height Services activity in Edinburgh, where Roofing Advisors UK Ltd is increasingly active across commercial, hospitality and heritage building stock. Edinburgh's density of older, architecturally significant buildings creates consistent demand for specialist roofing and access services, and our division is well positioned to meet that demand.

Whether the requirement is a one-off repair, a planned maintenance visit or a more complex access and remediation project, our Height Services team brings the qualifications, equipment and site management experience to deliver the work to the standard these buildings deserve.
