Electronic Leak Detection Surveys Active Across Glasgow and Edinburgh

Our Consultation Lead, Paul Marley, has been conducting Electronic Leak Detection (ELD) tests across a number of roofs in Glasgow and Edinburgh — identifying waterproofing defects for clients before they develop into something far more costly.

What Is Electronic Leak Detection?

Electronic Leak Detection is a non-invasive testing method that locates breaches in a roofing membrane with a high degree of accuracy. A low-voltage electrical current is passed across the roof surface. Water conducts electricity more effectively than an intact membrane, so any breach creates a detectable signal variation — pinpointing exactly where the defect is.

The result is a targeted, evidence-based diagnosis rather than guesswork, meaning repairs can be focused precisely where they are needed.

How We Use It

At Roofing Advisors UK Ltd, ELD is deployed in two primary ways.

The first is post-installation testing, carried out before a roof is handed over to the client. This provides independent verification that the waterproofing has been installed correctly and the finished roof is fully watertight — an important layer of assurance for building owners and project managers receiving a newly completed roof.

The second is as part of a Planned Preventative Maintenance programme for buildings with a known waterproofing issue or those considered at risk. Incorporating ELD into a scheduled maintenance programme allows our team to monitor waterproofing condition over time, identify developing defects early and address them before they cause significant damage.

Why Early Detection Matters

The cost of dealing with a roof leak once it has manifested inside a building is almost always greater than identifying and repairing the defect beforehand. Water ingress affects insulation, structural elements, internal finishes and the spaces below — and for commercial buildings, the operational disruption can be considerable.

Catching a defect early is always the more cost-effective outcome. Electronic Leak Detection is one of the most reliable tools available for achieving that.
